Welcome to MIA.Rentals. By accessing or using this website you agree to be bound by these Terms of Service ("Terms"). These Terms apply to all visitors, users, prospective renters, property owners, and any person who contacts us through this site. If you do not agree, do not use the site.

1. Who We Are — Operator and Brokerage

MIA.Rentals is a LAZARO | MIAMI Digital Property owned and operated by Christopher Jorge Lazaro PLLC, a Florida Licensed Real Estate Broker (License No. BK3388297) at Real Broker LLC (CQ1049632). All real estate transactions are brokered by Real Broker LLC, a publicly-traded (NASDAQ: REAX) company licensed in the State of Florida. MIA.Rentals is not itself a licensed brokerage. Affiliated with Miami Beach Brokers®.

To reach us, please use the Contact page. We do not publish a direct email address on this site.

2. Acceptable Use

You may use MIA.Rentals for lawful purposes only. You agree not to:

• Use the site for any purpose that violates applicable federal, state, or local law or regulation
• Scrape, harvest, systematically download, or reproduce listings, content, or data without prior written permission from us and, where applicable, the relevant MLS
• Submit false, misleading, or fraudulent information via any contact or inquiry form
• Interfere with or disrupt the security, integrity, or performance of the site or its infrastructure
• Use automated tools (bots, crawlers, scrapers) without our express written consent
• Violate the Fair Housing Act, the Florida Fair Housing Act, or any other anti-discrimination law in connection with any inquiry, transaction, or use of the site
• Impersonate any person or entity or misrepresent your affiliation with any person or entity

We reserve the right to terminate or restrict access to anyone who violates these Terms.

3. Real Estate Disclosures

Not Legal, Financial, or Professional Advice

All content on MIA.Rentals — including neighborhood guides, market reports, lease-advice articles, FAQ responses, and any agent communications before a formal engagement — is provided for informational purposes only. It does not constitute legal advice, financial advice, tax advice, mortgage advice, or a professional opinion on any specific transaction. You should consult a licensed Florida attorney, CPA, and/or mortgage professional before making any real estate decision.

Transaction Broker Relationship

Unless a separate written agreement creates a different brokerage relationship, any Florida-licensed real estate licensee acting through MIA.Rentals operates as a Transaction Broker under Florida Statute § 475.278. A transaction broker provides limited representation to a buyer, seller, or both without a fiduciary obligation to either party. Transaction brokers owe limited duties including dealing honestly and fairly, accounting for all funds, using skill and care, and disclosing known facts materially affecting the value of residential real property.

A written disclosure of the transaction broker relationship will be provided at or before the time of execution of any listing or buyer's representation agreement.

MLS / IDX Data — Accuracy Disclaimer

Listing data displayed on MIA.Rentals is sourced from the Miami Association of Realtors® MLS via the Bridge Interactive data feed. While we strive for accuracy, we make no warranty — express or implied — regarding the completeness, accuracy, or timeliness of any listing information. Listing availability, pricing, lease terms, and property details are subject to change without notice and should be independently verified with the listing agent or property owner. MIA.Rentals is not liable for any inaccuracy, error, or omission in MLS data.

Listing data provided through the MLS is for consumers' personal, non-commercial use only. Unauthorized reproduction, redistribution, or commercial use of MLS data is strictly prohibited and may constitute a violation of MLS rules and applicable copyright law.

4. Fair Housing

MIA.Rentals is committed to full compliance with the Fair Housing Act (42 U.S.C. § 3601 et seq.) and the Florida Fair Housing Act (Fla. Stat. §§ 760.20–760.37). We do not discriminate in the provision of any service, access to listings, or referral of clients on the basis of:

• Race, color, national origin, or ethnicity
• Religion or creed
• Sex, gender identity, or sexual orientation
• Familial status (including presence of children under 18 in the household)
• Disability, handicap, or medical condition
• Any other class protected under applicable federal, state, or local law

If you believe you have experienced housing discrimination, you may file a complaint with the U.S. Department of Housing and Urban Development (HUD) at hud.gov/fairhousing or the Florida Commission on Human Relations (FCHR) at fchr.state.fl.us. You may also contact the Miami-Dade County Commission on Human Rights for local matters.

5. Intellectual Property

All original content on MIA.Rentals — including editorial text, neighborhood profiles, guides, market reports, site design, graphics, and software — is owned by Christopher Jorge Lazaro PLLC and protected by U.S. copyright law. MLS listing data and images remain the property of the respective MLS boards and contributing brokers and are used by license.

You may not reproduce, republish, frame, scrape, or commercially exploit any content from MIA.Rentals without prior written consent. You may share individual listings or articles via standard social sharing tools for personal, non-commercial use only.

6. User-Submitted Content

When you submit information through our contact or inquiry forms, you grant MIA.Rentals and its affiliated licensees a non-exclusive, royalty-free license to use that information solely to respond to your inquiry, facilitate a potential transaction, and improve our services. You represent and warrant that: (a) you have the right to submit the information; (b) the information is accurate and not misleading; and (c) your submission does not violate any third-party rights or applicable law.

7. Disclaimers

MIA.Rentals is provided on an "as is" and "as available" basis without warranties of any kind. To the fullest extent permitted by Florida law, Christopher Jorge Lazaro PLLC, Real Broker LLC, and their respective officers, employees, agents, and affiliates disclaim all warranties, express or implied, including without limitation warranties of merchantability, fitness for a particular purpose, title, and non-infringement.

We do not warrant that: (a) the site will be uninterrupted, error-free, or secure; (b) listings will be accurate, complete, or current; (c) any result or outcome from contacting us will be achieved.

8. Limitation of Liability

To the fullest extent permitted by Florida law, in no event shall Christopher Jorge Lazaro PLLC, Real Broker LLC, or their affiliates be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages arising from or relating to your use of (or inability to use) this site, including without limitation loss of profits, loss of data, or loss of business opportunity — even if advised of the possibility of such damages.

Our total aggregate liability to you for any claim arising from your use of this site shall not exceed one hundred U.S. dollars ($100.00). This limitation applies regardless of the theory of liability (contract, tort, statute, or otherwise).

Some jurisdictions do not allow exclusion of certain warranties or limitation of liability for certain damages; to the extent such laws apply to you, some of the above limitations may not apply.

9. Privacy

Your use of MIA.Rentals is also governed by our Privacy Policy, which is incorporated into these Terms by reference. By using the site, you also agree to the data practices described in the Privacy Policy.

10. Third-Party Links and Services

This site may contain links to third-party websites and services (including property management portals, government resources, and MLS search tools). We are not responsible for the content, privacy practices, terms of service, or accuracy of third-party sites. Links do not constitute an endorsement or recommendation by MIA.Rentals.

Your interaction with Cloudflare's CDN, security, and performance services (which operate at the network layer when you visit this site) is governed by Cloudflare's Privacy Policy.

11. Indemnification

You agree to indemnify, defend, and hold harmless Christopher Jorge Lazaro PLLC, Real Broker LLC, and their respective officers, directors, employees, agents, licensors, and affiliates from and against any and all claims, liabilities, damages, losses, costs, and expenses (including reasonable attorneys' fees) arising from: (a) your violation of these Terms; (b) your use of the site; (c) your violation of any third-party right; or (d) your violation of any applicable law.

12. Governing Law and Dispute Resolution

These Terms are governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict-of-law principles. Any legal action or proceeding arising out of or relating to these Terms or your use of the site shall be brought exclusively in the state or federal courts located in Miami-Dade County, Florida. You hereby consent to personal jurisdiction and venue in those courts.

Before initiating any formal legal proceeding, you agree to provide us with written notice of your dispute via the Contact page and allow 30 days for us to attempt informal resolution. This pre-suit notice requirement does not apply to claims for injunctive or other equitable relief.

13. Changes to These Terms

We may update these Terms at any time. The revised Terms will be posted on this page with an updated "Last Updated" date. For material changes, we will post a notice on the site homepage for at least 30 days before the changes take effect. Your continued use of the site after changes take effect constitutes acceptance of the revised Terms.

14. Severability and Entire Agreement

If any provision of these Terms is found to be invalid, illegal, or unenforceable, the remaining provisions shall continue in full force and effect. These Terms, together with our Privacy Policy, constitute the entire agreement between you and MIA.Rentals regarding your use of the site and supersede all prior or contemporaneous agreements.
