This Privacy Policy describes how we collect, use, disclose, and safeguard your information when you visit mia.rentals or contact us for rental-related services.

MIA.Rentals is operated by Christopher Jorge Lazaro PLLC, a Florida Licensed Real Estate Broker (License No. BK3388297). All real estate transactions facilitated through this site are brokered by Real Broker LLC (CQ1049632), a publicly-traded (NASDAQ: REAX) company licensed in the State of Florida. MIA.Rentals is not itself a licensed brokerage; it operates as a LAZARO | MIAMI Digital Property.

2. Information We Collect

Information You Provide Directly

  • Contact form submissions: name, email address, phone number, and message content
  • Listing inquiry details: desired neighborhood, rental budget, move-in date, and unit preferences
  • Property owner or landlord information submitted via listing inquiry or owner-inquiry forms

Information Collected Automatically

  • IP address and general geographic location (city or region level only — not precise GPS)
  • Browser type, device type, and operating system
  • Pages visited, time on page, and referral source
  • Cookies, local storage, and similar tracking technologies (see Section 6)
  • HTTP request logs, including timestamps and error codes, retained by our CDN and hosting provider (Cloudflare, Inc.)

Information from Third-Party Sources

  • MLS / Bridge Interactive feed: Property listing data is sourced from the Miami Association of Realtors® MLS, delivered via the Bridge Interactive data feed. This includes property details, pricing, availability, and images associated with listed rental units. This data is not personal information.
  • Analytics providers: Aggregate, anonymized traffic data from privacy-respecting analytics tools.

3. How We Use Your Information

We use collected information to:

  • Respond to rental inquiries and contact form submissions in a timely manner
  • Connect prospective renters with listings that match their stated criteria
  • Send transactional communications — inquiry confirmations, agent follow-ups, showing schedules
  • Improve site content, search functionality, and user experience
  • Comply with Florida real estate law, FREC regulations, and applicable data-protection statutes
  • Detect, prevent, and investigate fraud, abuse, or security incidents
  • Fulfill legal obligations and enforce our Terms of Service

  • MLS and affiliated brokerages: As required to process inquiries involving MLS-sourced listings in compliance with MLS rules.
  • Legal compliance: When required by law, subpoena, court order, regulatory investigation, or to protect the rights, safety, and property of MIA.Rentals, our users, or the public.
  • Business transfers: In connection with a merger, acquisition, or asset sale, subject to confidentiality protections and notice to affected users.

5. MLS / IDX Data Handling

Listing data displayed on MIA.Rentals is sourced from the Miami Association of Realtors® MLS via the Bridge Interactive data feed. This data is provided for consumers' personal, non-commercial use and may not be used for any purpose other than to identify prospective properties they may be interested in renting.

MLS data is refreshed regularly but is subject to change without notice. We make no warranty as to the accuracy, completeness, or timeliness of MLS data. All information should be independently verified with the listing agent or property owner.

Listing images, property descriptions, and associated content remain the intellectual property of the contributing MLS participants and may not be reproduced without written consent.

6. Cookies and Tracking Technologies

We use cookies and similar technologies to:

  • Maintain session state (e.g., saved search filters) during your visit
  • Understand aggregate, anonymized traffic patterns for site improvement
  • Serve relevant content based on pages you have visited on this site

Cloudflare cookies: Cloudflare, Inc. sets security and performance cookies (e.g., __cf_bm, cf_clearance) as part of its CDN and bot-management services. These cookies are necessary for site security and performance. For details, see Cloudflare's Privacy Policy.

We do not currently use third-party advertising cookies, cross-site tracking pixels, or ad retargeting networks. You can disable or restrict cookies in your browser settings; some site features may not function correctly if you do so.

7. Data Retention

We retain contact form submissions and inquiry records for up to 5 years from the date of last contact, consistent with Florida real estate record-keeping requirements under FREC Rule 61J2-14.012 and Florida Statute §475.5015. Analytics data is retained in aggregated, anonymized form. Server and CDN access logs are retained by Cloudflare per their standard retention policies.

You may request deletion of your personal data at any time (see Section 8). Deletion requests are processed within 30 days subject to legal retention requirements that may require us to maintain certain records.

8. Security

We implement industry-standard security measures including:

  • HTTPS/TLS encryption for all data in transit, enforced by Cloudflare
  • Access controls limiting personal data access to authorized personnel
  • Regular security reviews and vulnerability assessments
  • DDoS protection and web application firewall services via Cloudflare

No method of internet transmission is 100% secure. We cannot guarantee absolute security, but we are committed to protecting your information using commercially reasonable means.

9. Your Rights

Depending on your state of residence, you may have the following rights regarding your personal information:

  • Access: Request a copy of the personal information we hold about you
  • Correction: Request correction of inaccurate or incomplete information
  • Deletion: Request deletion of your personal information (subject to legal retention requirements)

MIA.Rentals operates under Florida law and complies with the Florida Information Protection Act (FIPA), Fla. Stat. § 501.171. FIPA requires us to:

  • Notify affected individuals, and the Florida Department of Legal Affairs when applicable, in the event of a qualifying data breach within 30 days of discovery (or as soon as reasonably practicable)
  • Take steps to destroy personal information that is no longer needed using methods that render the data unreadable or undecipherable

Florida real estate licensees are additionally subject to record-keeping requirements under Chapter 475, Florida Statutes, and FREC rules, which may require retention of certain transaction-related records notwithstanding any deletion request.

11. Children's Privacy

MIA.Rentals is not directed to individuals under the age of 18. We do not knowingly collect personal information from minors. If you believe we have inadvertently collected personal information from a minor, please contact us immediately via the Contact page and we will take steps to delete it promptly.

12. Third-Party Links

Our site may link to third-party websites including MLS portals, government resources, and neighborhood information sites. We are not responsible for the privacy practices of those sites. We encourage you to review their privacy policies before providing any personal information to them.

13. Changes to This Policy

We may update this Privacy Policy periodically. When we do, we will revise the "Last Updated" date at the top of this page. For material changes, we will post a notice on the site homepage for at least 30 days before the changes take effect. Your continued use of the site after changes become effective constitutes acceptance of the revised Policy.
