South Florida’s construction pipeline continues to deliver new luxury inventory. Here are the five most significant projects completing through September 2026.
Baccarat Residences — Brickell
The landmark Baccarat crystal-branded tower on the Miami River is delivering its final units. Rental listings are expected in July, with one-bedrooms projected at $5,500–$7,000/month. The building’s signature cut-crystal amenity spaces are unlike anything else in the Miami market.
Perigon Miami Beach — Mid-Beach
Zaha Hadid Architects’ final designed tower in Miami Beach is completing its interior fit-out. Oceanfront one-bedrooms are projected at $8,000–$10,000/month. Rental availability is expected to be extremely limited — the ownership profile skews toward trophy purchases, not rental listings.
Cipriani Residences — Brickell
The Cipriani family’s residential extension of their legendary hospitality brand. Hotel services (in-room dining, private chef, housekeeping) available to all residents. Projected rental range: $6,500–$12,000/month for one and two bedrooms.
Casa Bella — Edgewater
Boris Vallejo-inspired tower completing in Edgewater with Intracoastal views. Priced more accessibly than the Brickell towers: one-bedrooms expected at $3,800–$4,800/month. Waiting list forming now.

The Standard Hotel’s branded residential offering in Midtown Miami. Flexible lease terms with hotel services. Projected at $4,200–$6,500/month for studios through two-bedrooms.
