Broward County Rental Market Report — Week 41, 2026
October 5, 2026
Broward Snapshot — Week 41, 2026
Broward’s rental market this week is a different instrument from Miami-Dade: more mid-rise and garden product, a heavier share of one- and two-bedroom homes, and a coastal strip (Hollywood through Hallandale Beach) that absorbs most of the visible inventory. Demand remains practical — households relocating along I-95 and the beach towns, plus a thinner luxury slice that still finds waterfront and gated product when it is priced with the season in mind.
Strength sits where inventory is deepest. Hollywood and Hallandale Beach carry the bulk of active asking inventory and set the county’s tone. Inland cities such as Pembroke Pines and Miramar read as family-oriented and comparatively steady. The ultra-luxury tail is real but small; most of the county’s conversation is still about well-located one- and two-bedroom homes, not trophy waterfront.
For renters: Broward still rewards a clear brief (beach vs. inland, commute, school calendar) and a willingness to tour more than one city in the same week. Landlords with dated finishes or long days-on-market should expect a conversation. Equal housing opportunity.

This week’s featured Broward market is Hollywood.
Every figure above is computed directly from active listings in the Miami Association of Realtors MLS as of October 6, 2026 (citySlug match to Broward municipalities). Asking rents, not closed leases. Fort Lauderdale and several inland cities appear in the feed at counts below the ten-listing median floor and are omitted from the city table.
